RQ recently announced that the FY10 Dormitory at Davis-Monthan has been awarded LEED® Gold established by the U.S. Green Building Council and verified by the Green Building Certification Institute (GBCI). LEED is the nation’s preeminent program for the design, construction, and operation of high-performance green buildings. This new dorm is the first LEED Gold facility at Davis-Monthan AFB.
RQ – teamed with Carrier-Johnson as the Designer of Record – provided the design and construction of this 51,150 square foot, two-story facility that houses 144 enlisted personnel. It is comprised of 36 suites that each include four private sleeping and bathroom areas, connected by a shared space with a kitchen and dining area, lounge, and laundry facilities. Outdoor amenities include a photovoltaic canopy that covers the basketball court and BBQ area.
The Dormitory achieved LEED certification for energy use, lighting, water and material use, as well as incorporating a variety of other sustainable strategies. By using less energy and water, LEED certified buildings save money for families, businesses, and taxpayers; reduce greenhouse gas emissions; and contribute to a healthier environment for residents, workers, and the larger community.

LEED certification of the Dormitory was based on a number of green design and construction features that positively impact the project itself and the broader community. These features include:
- Gray Water System – RQ designed and supplied a water recycling system within the building
- Reduced heating and cooling loads through optimized exterior shading devices and high-performance window glazing
- $263,000 annual savings in utility costs through energy efficient design and onsite renewable energy generation
- 30% water use reduction through xeriscaping, controlled water irrigation, water efficient shower heads, low-flow toilets, and regulated plumbing fixtures
- 40% reduction in potable water consumption, saving 900,000 gallons of water/year or $112,000
- 20 KW Photovoltaic system powers electrical and hot water generation
- Thermal solar hot water system provides 60% of annual domestic hot water load
- 31.5% improvement in energy performance with high-efficiency lighting and water fixtures
- Building envelope design features thermal glazing and sun shading devices
- Reduced site disturbance through low water/low maintenance planting and stormwater management
- Reduced pollution through eco-friendly modes of transportation
- 75% reduction in construction waste and reuse of demolition debris for fill material
- Use of durable/sustainable materials and 20% use of regional materials
- Health and well-being of residents prioritized through use of low-VOC emitting materials
- Increased ventilation for indoor air quality and access to daylight/views from 90% of the space in each unit
